Q: Are you licensed?
A: Green Property Management is a licensed Real Estate Broker in the state of Michigan and we have a number of licensed real estate agents on staff. As such, we are an equal opportunity housing provider and follow all regulated Fair Housing laws. In Michigan, there is not a separate property management license required.

Q: Can I reach you after hours?
A: In the event of an emergency, tenants can contact our after-hours emergency number, 866-954-7336 x200. We have a 24-hour answering service that will connect tenants to one of our team members.

Q: Can you put the money directly into my account?
A: All rent payments are deposited directly into your account. Green Property Management does not hold any rent payments.

Q: Do I get to see the lease or sign it?
A: Owners always have access to view their leases in AppFolio, but there is no need for you to sign the lease. Green Property Management signs leases on your behalf.

Q: Do you sell real estate too?
A: Yes, we do. We have over 20 years of experience in the real estate industry and know the West Michigan market very well. By combining both real estate sales and property management, we have a good pulse on the trends in our marketplace.

Q: How and when do I get my checks?
A: Rent payments are always deposited directly into your account so you receive all payments in real time.

Q: How is rent collection handled?
A: Our leases require rent to be paid on the 1st of the month. Though we prefer and encourage online rent payments, tenants can also make Electronic Cash Payments at any CVS Pharmacy and the funds are instantly posted to your bank account. We do not personally accept cash for rent payments at any of our offices.

Q: How long of a lease do you sign?
A: A typical lease is one year. A shorter lease may be used to get the lease ending date into the prime renting season in future years if needed. We can also execute leases longer than one year if it is desirable.

Q: How much security deposit do you charge the tenant?
A: We collect one month’s rent as a security deposit. This deposit cannot be used as final month’s rent and is processed no later than 30 days after the tenant has vacated the property.

Q: How soon can you start managing my property?
A: Upon signing of a management contract we can immediately begin managing your property.

Q: What type of properties do you manage?
A: We manage single family homes, condominium rentals, and multi-unit complexes. We also manage condominium associations and home owners’ associations.

Q: What type of reports do I get and how often?
A: With your AppFolio Owner Portal, you’ll be able to see all invoices that are processed with your account as well as a monthly statement with all rent collected and charges for the account. You will also have access to delinquency reports, the rent roll, work order reports, and much more. Owners also receive customized quarterly property condition reports.

Q: Who holds the tenant security deposit?
A: Security deposits are held in the property owner’s bank account.
