Q: Can you hold a place before I apply?
A: We cannot hold a unit before an application has been submitted, approved, and a security deposit has been paid. We encourage everyone to fill out an application while you’re looking for that perfect rental. Then, once you find the unit you want, you can reserve it with your security deposit and a signed lease.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Before you can move into the property you will need to pay the security deposit, first month’s rent, and a one-time cleaning fee of $150 per bedroom.

Q: How old do you have to be to apply?
A: You must be at least 18 years old to apply to rent from Green Property Management. In addition, anyone planning to live in the unit that is 18 years of age or older is required to submit an application.

Q: Is the deposit refundable?
A: Yes, the security deposit will be refunded after a tenant moves out and the unit is inspected for any tenant related damage. If there has been damage to the unit that is not normal wear and tear, the repair amount will be deducted from the initial security deposit paid.
We follow Michigan’s Landlord Tenant Law in regards to the time it takes to refund any security deposit.

Q: Who needs a cosigner?
A: We allow a co-signer for applicants who meet or exceed all qualifications besides income. In that case, you may have a cosigner as long as they meet certain criteria.

Q: You have a property I want to rent. How do I apply?
A: Visit the
Properties for Rent page and fill out our online application. There is an application fee due at the time the application is submitted.

Q: How do I pay rent?
A: You can pay rent in one of two ways:
- Online Payments - Rent can be paid online for free directly from your checking or savings account by entering your routing and account numbers in your secure Online Portal. You may also use your debit or credit card to pay rent or any other charge through the secure Online Portal (an online convenience fee applies and is based on your monthly rent charges).
- Electronic Cash Payments - If you choose this method, we will provide you with a PaySlip that you can use at any CVS Pharmacy to pay your rent in cash (a $3.99 transaction fee applies; $1,500 maximum per transaction.)

Q: I want to get a pet. What do I do?
A: The main consideration will be whether the owner of the property will allow a pet and/or is an acceptable pet breed per your lease. There is also a $300 non-refundable pet fee as well as a monthly pet fee, which is typically $50 per month for a dog or $25 per month for a cat. Contact your property manager for more information.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: It really depends on the situation. You can move out, but you will remain on the lease through the remainder of the lease term and you will still be liable for the rent unless your roommate either finds another qualified person to take your place or they qualify for the house on their own.

Q: My lease expiration is coming and I want to move out. What do I do?
A: We require all tenants to put in a 30 day written notice, which can be done by emailing your property manager or by setting up an appointment with your property manager at one of our offices.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Property owners are responsible for all usual maintenance such as roof, plumbing, electrical, and any structural work that needs repair as long as it was not the result of tenant misuse. Tenants will be responsible for work that was caused by misuse such as holes put in drywall, broken blinds, toilets clogged by toys, feminine products, etc.
